SUCCESSFUL CANDIDATES WILL BRING:

•Minimum 3+ years’ experience in area or regional apartment management in affordable housing industry.

•Compliance experience/ knowledge in LIHTC, HUD-Sec. 8, Rural Development required.

•Certified Occupancy Specialist (COS) certification desired or willing to obtain other industry certifications.

•Prior experience working with housing, community, banking & outside vendor representatives desired.

•Minimum 1+ years supervisory and performance management experience.

•Good accounting background/ knowledge of AR, AP, General Ledger, NOI; prior Budgeting experience required.

•Excellent customer service skills with effective problem-solving & conflict resolution skills.

•Strong MSOffice suite skills (Word, Excel, PowerPoint, Outlook). Concur travel and expense reporting helpful.

•Prior Yardi, Boston Post, and/or other housing software programs desired.

•Ability to document information and keep accurate records.

•Valid drivers’ license and reliable transportation. Flexibility to travel as required.


RESPONSIBILITIES will include but not be limited to:

To supervise the daily operations and management of the properties assigned to them. Overall responsibilities include maximization of property Net Operating Income (NOI) in accordance with properties budgets and business plan. Additional responsibilities include recruiting, staffing, training & direction with respect to Community Managers and site-level employees.

•Vacancy, Delinquency and Collections: Responsible for minimizing individual property vacancy and delinquency while maximizing collections.

•Budget Compliance: Responsible for both preparation and compliance to annual budgets. Area Manager is responsible for day-to-day income and expenses being held in accordance with budget. Area Manager is also responsible for monthly Variance Reports ad pro-active communication with respect to any issues.

•HUD, Mortgagee, Oversight Inspections: Responsible for achieving satisfactory or higher ratings as appropriate for all third-party inspections. Detailed responses to inspections are expected. Attendance is required at all Agency inspections.

•Human Resource Management: Area Managers must ensure that recruiting, training, and employee development are key priorities in the area of their responsibility. Area Managers are responsible for ensuring that new employees receive appropriate orientation and development for their position when joining the company.

•Education, Policies and Procedures: Must be an expert in all aspects of company policies and procedures. Area Managers are responsible for all aspects of execution with respect to policies and procedures within their area of responsibility.

•Physical Inspections by Area Manager: Area Managers will be responsible for periodic property inspections in accordance with management company policy (with appropriate forms) on all properties in their area of responsibility.

•Special Management Company Programs: Periodically, Area Managers will be responsible for implementation of new management company programs designed to enhance or improve overall property operations.

•Special Assignments: Area Managers may occasionally be assigned special assignments or projects based on individual expertise, company needs or a volunteer basis.

•Travel: Area Managers will be required to visit assigned properties on a regular basis as well as regional & corporate offices. Reliable transportation for use in traveling to regional sites, meetings is required along with a valid driver’s license.

•Attendance, Accountability and Time Management: Area Managers are responsible for setting an example of accountability for their subordinate staff. Attendance and the ability to manage time effectively and proactively are key attributes to a successful operation. Achieving deadlines successfully and prioritizing work tasks are a key area.
