POSITION: Senior Project Manager – Resilience

LOCATION: Flexible / Remote

POSITION SUMMARY

As a Senior Project Manager within AEI’s Resilience Division, your primary responsibilities will be to conduct natural hazard and climate risk assessments, consisting of hazard identification, vulnerability and exposure assessments, and identification of hazard mitigation and resilience measures through the performance of ASTM E3429 Property Resilience Assessments (PRA). AEI's PRA work consists of assessments of existing commercial properties and consulting on resilient design on new construction.

The Senior Project Manager should be familiar with hazard identification, vulnerability assessments of existing buildings, hazard mitigation and resilience measures, loss prevention, potential damage calculation, and emergency preparedness, as well as expertise related to the performance of buildings and site systems. Ideal candidates have a background in architecture, engineering, building forensics, or construction management.

A college degree in one of these disciplines and industry experience are required, as well as a PE or RA license. In addition, knowledge of one or several specific physical hazards (such as flood, high wind, etc.) is required.

ESSENTIAL DUTIES AND RESPONSIBILITIES

• Identify the risks on a property posed by climate and natural hazards using climate data projections from proprietary data sources as well as public sources.
• Perform vulnerability assessments of major building systems and provide cost estimates of Value at Risk (VaR) for potential loss at the property.
• Conducts and oversees others performing site visits to gather property-specific information.
• Conducts and oversees others performing interviews and research covering property maintenance history, previous climatic events, and previous damage incurred at the property.
• Provide recommendations to implement mitigation and adaptation measures in a property to improve resilience of the building towards hazards of concern and provide rough order of magnitude (ROM) cost estimates using cost and recommendation libraries as well as industry standards.
• Complete technical reviews of Property Resilience Assessments.
• Serve as Team Lead during complex site visits for resilience evaluations.
• Trains and mentors junior level Project Managers.
• Demonstrates ability to interact with clients and other professionals during site visits and in the interpretation of the findings.
• Coordinate hazard expert consultants on complex projects and provide specific expertise on some of the hazards of concern.
• Writes clear and concise reports using our in-house report templates.
• Manages multiple projects and excels in independent work and a team environment.
• Delivers outstanding client service with timely responses and proactive solutions.
• Travel for projects and professional duties if necessary.

QUALIFICATIONS

• 5 to 7+ years of previous experience performing Property Condition Assessments, Loss Prevention Studies, or Property Resilience Assessments including major building systems and conditions.
• Knowledge and experience in assessing various property types.
• Understand and interpret climate and natural hazard data using proprietary data sources as well as public sources including academic, governmental, or government-related sources such as FEMA.
• Knowledge and familiarity with resilience assessments, preferably with the new ASTM Standard Guide for Property Resilience Assessment, as well as awareness of community resilience.
• Familiarity with construction best practices, general building codes, and various building types
• Previous construction administration, construction management, architecture, engineering or similar experience
• Experience with particular hazards of concern, such as flood, wind, wildfire, etc. a plus
• Experience with FORTIFIED, Fannie Mae, Freddie Mac, or HUD guidelines and Property Needs Assessments is a plus
• Passion for being detail oriented and organized
• Proficiency in Word, Excel, and Outlook
• Advanced writing and communication skills
• Personable and able to communicate with people at all levels
• Self-starter, resourceful, and the ability to work productively and independently on multiple projects at a time under strict deadlines with guidance from senior staff
• Ability to occasionally climb ladders to access two and three story, low-slope roofs
• Ability to work outside and navigate stairs, sites, and building interiors
