Reporting to the Network Director of Facilities, the Senior Facilities Manager is a reliable team player who is willing to learn. Responsibilities
- Manage and develop staff members of the Facilities team and ensure team member work schedules align to the needs of the organization;
- Assess the performance of the Facilities team and conduct performance evaluations throughout the year;
- Provide input into promotions, wage increases, and other personnel decisions;
- Support with interviewing potential hires and provide input into hiring decisions;
- Perform daily inspection of school building, park and office condo, checking for any issues or items that have the potential to disrupt daily operations, and addressing them accordingly;
- Manage cleaning service and part-time employees to ensure the school, park and office condo are kept clean;
- Create and implement a cleaning and preventive maintenance program/schedule;
- Recommend and select equipment and materials and ensure we have complete inventory of equipment at all times;
- Implement and monitor preventative maintenance schedules to ensure maximum longevity of equipment and determine replacement, repair, and maintenance needs;
- Maintain vendor relationships, including coordinating orders or repairs with external parties;
- Manage team to ensure facilities maintenance tickets are prioritized and responded to in an efficient and strategic way;
- Ensure repairs such as painting and patching, minor electrical, plumbing and carpentry repairs are completed, if needed;
- Create systems to proactively assess the state of facilities, identify repairs, and ensure repairs are made in a timely fashion;
- Maintain facilities inventory and order materials for the facilities team to ensure all materials are on site at all times
- Assign roles and responsibilities to all team members to ensure work is strategically prioritized and gets done in a timely manner
- Collect and maintain direct reports’ daily work sheets;
- Train team in job skills, work regulations, cleaning methods, use of equipment and safety practices;
- Establish approach, technique and methods for team’s work;
- Maintain records, prepare reports, and compose correspondence related to the work;
- Regularly review and manage building and park service maintenance calendar, monitor activities of service employees, and consult with service contractors to ensure compliance with contract specifications;
- Receive, investigate, and respond to property-related emergency calls;
- Ensure that all buildings are up to code and in compliance with all regulations;
- Manage and coordinate building-wide inspection;
- Support with and/or lead management and execution of special projects and other tasks, as needed.
Qualifications
- High School diploma required;
- A minimum of 5 years’ experience in facilities management, as a construction trade supervisor, or in a related area;
- Knowledge of plumbing & HVAC systems;
- Mechanically inclined (i.e. – ability to use tools to make repairs as needed);
- Strong written and verbal communications skills;
- Any current FDNY certificates of fitness, HVAC or plumbing certifications a plus;
- Excellent organizational and problem-solving skills, and strong attention to detail;
