Summary of the Position:

Studio by Tishman Speyer, the firm’s comprehensive flexible workspace platform, launched in 2018 and currently operates over 1.2 million square feet of coworking, event space and move-in-ready office suites. The group is responsible for all aspects of expanding, operating, and integrating the business into Tishman Speyer’s global platform, from underwriting, strategy, partnerships, asset management and design & construction to daily operations, leasing, technology, marketing, budgeting and reporting. The entirety of these functions involve intimate collaboration with Tishman Speyer’s core functions and partners. 

The Studio team is seeking an experienced professional in commercial real estate or adjacent investment / consulting fields to join Studio’s Strategy and Expansion team, steering the division’s short- and long-term strategy, underwriting new locations and developing new business lines.

Key Responsibilities:

  • Underwrite expansion opportunities for the entire Studio platform (coworking, event spaces and move-in-ready office suites) within Tishman Speyer’s portfolio and in potential office and residential acquisitions / developments (pro forma cash flows, sensitivity analyses) and create investment memorandum for senior leadership and the Investment Committee. Partner closely with regional acquisitions, asset management, design & construction and leasing teams to determine market demand, forecast investment performance, and set both asset- and project-level budgets.

  • Conduct in-depth market analysis of flex office, traditional office, and macroeconomic trends through third-party data providers and insights from broker partners to inform expansion strategy.

  • Develop and implement short- and long-term strategic growth initiatives for Studio’s business through cross-functional collaboration with Tishman Speyer’s asset management, portfolio management, acquisitions / development, debt capital markets, and equity capital markets teams as well as Studio’s operations, sales, finance, design & construction and marketing teams.

  • Lead Studio’s global third-party management business (implementing Studio in properties not owned by Tishman Speyer) by creating and giving pitches, monitoring prospect lists, conducting financial analyses of proposed third-party structures, and negotiating with owners to pursue strategic growth outside of Tishman Speyer’s portfolio.

  • Own all aspects of Studio’s new business initiatives from operational infrastructure, design and physical presence, tech requirements, sales and marketing platform, go-to-market strategies, etc.

Skills & Qualifications:

  • B.S or B.A. with at least 5-7 years of finance/consulting/investment management/real estate experience

  • Strong analytical skills with ability to synthesize complex financial data and market trends

  • Must have strong verbal and written communications skills

  • Proven ability to think strategically and navigate ambiguity

  • Self-starter with an entrepreneurial mindset

  • Creative problem solver

  • Demonstrated record of working collaboratively
