Summary
COCM is searching a Apartment Maintenance Technician for student apartment communities (Brottier Hall, St. Martin Hall, and 1045 Forbes Ave. Hall) on the campus of Duquesne University in Pittsburgh, Pennsylvania. The primary responsibility of the Apartment Maintenance Technician is to collaborate with the overall Facilities Staff to upkeep, maintain, repair, and renovate the buildings at the apartment complexes (collectively called “Lumina Communities”) serving roughly 1500 upper-class and graduate students at Duquesne University. The ideal candidate for this position will project a customer focused and professional image through interaction with all internal and external customers.
Essential Duties and Responsibilities
- Preventative maintenance on HVAC systems including thermostats, filter changes, belt changes, oil/lubing, cleaning of registers, diffusers, and vents, and small motor changes as scheduled.
- Routine boiler maintenance including observance, recording, and reporting of temperatures, gauges, and necessary repairs.
- Perform general plumbing repairs including leaks, drains, toilets, sinks, showers, and gaskets.
- Perform electrical repairs including but not limited to bulb and ballast replacement, fixtures, sockets, outlets, and GFCIs.
- Perform general appliance maintenance and repair.
- Maintenance, repair, and replacement of entry door, lock, and key systems.
- Complete painting and drywall repair/replacement projects as scheduled.
- Maintain, move, repair, and replace public area, office, and residential furniture as needed.
- Conducts regular general inspections of assigned buildings. Reports persistent findings of these inspections to Maintenance Supervisor with appropriate recommendations for proactive solutions.
- Complete exterior maintenance, repairs, and projects as set forth by supervisor(s).
- Clean and maintain equipment and tools routinely and as directed by the Maintenance Supervisor.
- Maintain, clean, and organize storage and Maintenance Shop regularly. This includes unloading and stocking equipment/supplies.
- Participates in a 24-hour emergency maintenance on-call schedule on a rotating basis.
- Responds on-site within 30 minutes for emergency calls.
- Other duties as assigned.

- High school diploma or General Education Degree (GED) required
- 1-2 years of property maintenance experience
- Experience or working knowledge in HVAC, plumbing, electrical, appliance repair, carpentry, or related maintenance trades
- Demonstrated ability to work collaboratively as part of a team while contributing to a positive, respectful, and service-oriented work environment
- Must have professionalism, adaptability, and the ability to work respectfully and collaboratively with team members, students, vendors, and campus partners.
- Ability to remain flexible, dependable, and solution-oriented while managing multiple responsibilities and responding to changing priorities
- Certification in HVAC and/or EPA is preferred.
- Strong organizational skills with the ability to complete assignments efficiently, follow through on responsibilities, and meet established deadlines
- Ability to follow written and verbal instructions and apply sound judgment in routine maintenance and operational situations
- Demonstrated problem-solving skills with the ability to identify issues, collaborate on solutions, and respond effectively to maintenance concerns
- Must be able to participate in an on-call rotation schedule and respond to emergency calls within 30 minutes of the campus
- Position requires to stand, walk, climb stairs, inspect facilities, use hands to handle tools or equipment, communicate verbally, and operate office technology.
