Job Description

The Senior Property Manager oversees all operations of a Class A office commercial property. The position offices on-site in a downtown office building.  This role is responsible for achieving superior operational results and financial performance.

ESSENTIAL FUNCTIONS: 
•    Oversee all property operations.
•    Serve as point person for the portfolio or assignment. 
•    Work directly with clients, partners and investors. 
•    Build and maintain a best-in-class level of service. 
•    Supervise all administrative and maintenance staff, as well as third party vendor-partners. 
•    Build employee teams and provide direction, training, and motivation for superior performance.

RESPONSIBILITIES:
•    Lead the management team in resolving all day-to-day property management issues. 
•    Maintain personal contact with all tenants, vendors, and clients. 
•    Ensure compliance with building codes, regulations and governmental agency directives. 
•    Conduct routine property inspections. 
•    Ensure adherence to the clients’ policies and procedures. 
•    Manage financial performance of the property or portfolio.  
•    Prepare annual third-party operating budget and capital budget. 
•    Prepare monthly ownership reports, including Budget Variance and A/R Comments. 
•    Prepare annual CAM estimates and reconciliations. 
•    Review or input new leases or lease changes into Yardi system. 
•    Oversee tenant improvements and coordinate with construction team on capital improvements; Bid as required per the management agreement. 
•    Adhere to Stream property management annual audit. 
•    Coordinate real estate tax review process for the portfolio or assignment.

•    Complete semi-annual and annual employee performance reviews, and regularly communicate employee performance expectations and achievements for the PM team members.  
•    Ensure all Stream best practices are implemented and followed. 
•    All other duties associated with the day-to-day management and operations of commercial properties.   

Qualifications

•    8-10 years commercial property management experience 
•    Significant supervisory responsibility     
•    CPM, RPA designation preferred (or in progress)
•    Detail oriented
•    Analytical 
•    Computer literate (Yardi or MRI, Kardin, AvidXchange, Excel, Impak)
•    Strong communication skills
•    Bachelor’s Degree in Business or related field preferred
