Senior Maintenance Supervisor (NC Five, Paseo Verde South, and Transit Village)

About the role

WinnCompanies is seeking a working Maintenance Supervisor II who will train, coach, and develop a team at 3 properties located near Temple University. Please note that the position will oversee the a total of 258 units at these mixed-market and affordable housing communities in Philadelphia, PA.
In this role, you will oversee the maintenance operations of the properties, supervise maintenance staff, and perform maintenance functions. This opportunity offers a typical work schedule: Monday through Friday, from 8:00AM to 5:00PM, with a rotational on-call schedule that cycles through every few weeks.

Responsibilities

  • Lead and manage a maintenance staff at the property on a day-to-day basis and perform as working supervisor (mandatory daily grounds with team, daily team meetings and work order distribution, completion and follow up prior to closing work orders in Facilities).
  • Assist in hiring, developing, training and holding staff accountable to operating standards.
  • Conduct and participate in weekly staff meetings.
  • Assist the Property Managers in controlling maintenance expenses.
  • Responsible for preparing work schedules for maintenance staff and vendors to complete service requests, maintain the preventive maintenance program and overall curb appeal.
  • Complete monthly building and unit inspections to ensure property is maintained to operating standards. 
  • Review third party property inspections to resolve maintenance repairs.
  • Maintain working knowledge of all maintenance programs and capital improvement projects.
  • Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager.
  • Direct employees’ daily work activities
  • Participate in on-call activity during off-hours and emergencies.

Requirements

  • High school diploma or GED equivalent.
  • 5-8 years of relevant work experience.
  • 5-8 years of supervisory experience.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy
  • General knowledge of electrical, plumbing, appliance, and HVAC.
  • Experience with computer systems, particularly Microsoft Office.
  • Excellent customer service skills.
  • Availability for on-call activity during off-hours for urgent needs.
  • Solid verbal and written communication skills.
  • Ability to read and write in English.
  • Ability to supervise and work with a diverse group of people and personalities.
  • Ability to schedule work orders.

Preferred Qualifications

  • CAMT certification
  • Vocational or technical training.
  • Excellent coaching skills.
