 Primary Duties:
  • Maintain superior customer service while interacting with residents, , vendors, prospects and the Wangard team.  
  • Conduct showings, process applications, process leases, and move in new residents. Obtain lease renewals while adhering to the Standard Operating Procedures and state laws.  
  • Assist with achieving the highest possible net operating income through implementation of effective cost control and revenue improvement programs.   
  • Ensure the property is rented to its fullest capacity, utilizing marketing strategies to obtain prospective new residents.    Follow CRM policy for follow up steps for all leads and showings in Yardi.
  • Prepare monthly lease bonus commission report for the property along with all appropriate back up paperwork.
  • Develop sales/marketing plans, assist in planning resident events with the team and work with the property manager on annual operating budgets and forecasts.
  • Work with property manager to accurately prepare and convey all operational and financial data to the owner by assisting in approving invoices in Yardi, Procure to Pay weekly, and assist with monthly expense and revenue variance reports
  • Work with property manager on scheduling move ins, move outs and apartment turnovers with various vendors.
  • .  Participate in weekly Yardi RevIQ calls to review and discuss property rents.  Send out lease renewals monthly and follow up on each renewal with resident.
  • Work with property manager on accounts receivable, contacting residents and sending notices per policy to ensure all monthly rents are collected.
  • Follow all company policies and procedures.
  • Prepare weekly traffic reports and  attend weekly leasing meetings and assist in providing updates to the team.
  • Assist in ensuring that all physical aspects of the property are fully functional, safe, and attractive, visually inspecting grounds on a regular basis.  .  Ensure vacant units are touched up regularly to ensure they are clean and move in ready. 
  • Participate in property owner meetings.  Work with the owners to identify property goals and objectives.  Be responsive and receptive to owners’ needs, goals, and objectives.
  • Complete and analyze market studies as assigned.  Recommend and implement strategies based on results and assumptions.
  • Establish relationships in the real estate industry to benefit the Company and assist with its marketing goals.
  • All other duties assigned.
