Property Inspection Specialist (Casual)

Inspects residential and commercial properties, documents inspections, and provides recommendations for maintenance, repairs, upgrades, or further assessments. This position may assist in assembling or disassembling furniture or other small objects.

 

Compensation:

$27.00 - $30.00/hour (non-exempt).  This is a Casual position.

Reports to:     Director of Residential & Commercial Properties

Essential Duties

• Conduct Annual Inspections: Perform routine annual inspections of residential homes and commercial buildings to assess the condition of the structure, electrical, plumbing, HVAC systems, roofing, and other critical components.
• Compliance Check: Ensure that all inspected buildings are in compliance with rental agreements, local, state, and safety regulations.
• Documentation and Reporting: Create detailed inspection reports, noting any issues, safety concerns, maintenance needs, or code violations. Provide clear recommendations for corrective actions and timelines for completion.
• Client Communication: Communicate findings to property managers using specified means in a professional and timely manner. Follow up on issues that require additional inspections or remediation.
• Risk Identification: Identify potential risks or hazards such as structural damage, fire safety violations, or environmental concerns, and recommend necessary interventions to mitigate these risks.

Qualification/Requirements:

• Requires an understanding of plumbing, electrical, painting, and carpentry
• Requires excellent written and verbal communication and organizational skills.
• Previous experience in construction or facility services
• Requires relating to people in a friendly and professional manner.
• Requires working to established procedures and maintaining reliable work attendance.
• Requires verbal communication skills and ability to follow oral and written instructions.
• Basic computer skills.
• Able to think and make effective decisions quickly and work independently with minimal supervision
• Ability to create effective working relationships with customers, fellow employees and peers.
• Must be able to maintain a positive attitude and work under pressure.
• Attentive to details, organized and efficient
• Technical proficiency and problem-solving skills
• Requires strong problem solving, organizational and time management skills

Required Work Cards/Certifications:

• Valid Hawaii Driver’s License and successful review of Motor Vehicle Record
• Must participate in company sponsored training whenever required by Supervisor.
