HE/Mortgage Loan Processor - Westchase District

The role of the Smart Financial HE/Mortgage Loan Processor is to provide highly skilled assistance in the processing of purchase loans, refinances, Texas home equity loans, HELOCS, home improvement loans, and lot loans for Smart Financial members. The mortgage loan processor will process conventional loans on a portfolio, mini-correspondent, and wholesale basis. They may also process FHA and VA loans on a wholesale basis. The processor will collaborate with department loan originators, credit underwriters, management, and team-members on the application process to provide efficient quality service. They are accountable to process credit applications and disclosure packages in accordance with all quality and regulatory standards, ensuring each loan files complies with all applicable state and federal laws, banking regulations, and Smart Financial’s policies and procedures.
- Reviews loan application packages and supporting documentation for accuracy, including loan type, purpose, borrower identity, credit history, residence history, employment history, and any other applicable information as needed. Verifies income, assets and liabilities while ensuring all milestones and deadlines are met in accordance with process flow and contract closing dates. Follows up on documentation requests to ensure all required turn times are met (lock dates/ closing dates on sales contracts). Provide clear and concise instruction and documentation requests to the member owner, and third parties, as well as provides regular status updates keeping the member owner in the loop throughout the process.
- Some loan programs require higher urgency, or fast track processing. The processor will prioritize their pipeline accordingly and communicate expectations effectively in order to meet demand and stated turn times for applicable programs. Maintain timely communication with all parties, including member owners, loan officers, realtors, title company, insurance agents, underwriters, investors, title attorneys, and more as applicable.
- Calculates income and assets for W2 wage earners, self-employed applicants, and others, as applicable to ensure the member owner(s) meets the minimum requirements for their loan request. Orders products such as appraisals, AVMs, title work, flood certs, credit reports and will review documents for accuracy, addressing any potential issues or concerns.
- Works cohesively with the mortgage lending team to ensure the process is a collaborative and seamless for the member owner and other parties to the transaction. Takes personal responsibility for ongoing education around product changes, guideline changes and portfolio and investor guidelines.
- Builds on the relationship the loan officer has already created to ensure the member’s experience is positive. Maintains regular communication and will be an advocate for the member owner ensuring their mortgage request is handled delicately, efficiently and with the highest level of care and member service.
Requirements
Experience
A minimum of one year up to three years of similar or related experience, including preparatory experience.
Education/Certifications/Licenses
A high school degree or equivalent NMLS required
Interpersonal Skills
A significant level of trust, credibility and diplomacy is required. In-depth dialogues, conversations and explanations with customers, direct and indirect reports and outside vendors can be of a sensitive and/or highly confidential nature. Communications may involve motivating, influencing, educating and/or advising others on matters of significance.
Other Skills
Knowledge of Fannie Mae and Freddie Mac guidelines are preferred. Experience with Encompass LOS (or comparable) is preferred. Basic knowledge of Texas home equity lending laws and mortgage lending regulations is preferred.
Physical Requirements
Perform primarily sedentary work with limited physical exertion and occasional lifting of up to 10 lbs. Must be capable of climbing/descending stairs in emergency situation. Must be able to operate routine office equipment including telephone, copier, computer terminal and keyboard, facsimile, calculator, and understands computer basics. Must be able to routinely perform work on computer for an average of 6-8 hours per day, when necessary. Must be able to work extended hours whenever required or requested by management. Must be capable of regular, reliable and timely attendance.
Working Conditions
