Occ Summary
Perform responsible work in the operation and maintenance of high pressure boilers in the DRH heating plant and low pressure boilers in Lincoln Community Health Center and Oakleigh; also perform engineering maintenance duties and participate in the fire brigade in support of hospital complex.
Work Performed
*Maintain plant log, records gauge readings, fuel consumption and related data *Test boiler water and take appropriate measures as in blow down and adding treatment chemicals *Fire and rotateboilers in oil and gas, and put related equipment and valves in service for same *Responsible for regulating and repairing such heating plant equipment as boilers, pumps, generators, air compressors, and fans *Perform minor repairs such as replacing work or blown gaskets, tightening joints, and repacking pumps and valves *Start emergency generator in case of power failure, reset electrical equipment and put it back in service *Discuss with operator of preceding shift the condition of equipment and any related complications *Responsible for dismantling and cleaning of boilers for annual inspection by insurance carrier *Perform preventative maintenance on boiler room equipment, which involve cleaning, adjusting, repair and lubrication *Responsible for general housekeeping in boiler room *Make rounds of equipment room; logs readings and takes appropriate correct action *Perform minor plumbing repairs such as replacing vacuum breakers, opening clogged drains, replacing washers *Perform minor electrical repair such as replacing lamps, tubes and ballasts; check and replace switches and receptacles *Replace defective telephones, intercoms, televisions and nurse call paddles *Make repairs to and clear alarms for transitube system *Respond to fire alarms and takes appropriate action *In the event of power failure, operate transfer switches, and restart essential equipment *Refer problems beyond his capability top roper persons or trades *Participate in Continuous Quality Improvement activities as needed/required Perform related duties as required
Knowledge, Skills and Abilities
*Considerable knowledge of the practices, procedures, and methods used in the operation of steam boilers in a heating plant *Considerable knowledge of the tools, equipment and materials used in the repair of steam boilers and related equipment *Working knowledge of basic plumbing, electrical and air conditioning maintenance *Working knowledge of hospital equipment including Fire Alarm and Security Systems, Transitube system, emergency power generation and distribution *Ability to evaluate the effectiveness of boiler equipment and to make necessary repairs or changes on an assigned shift *Ability to effectively maintain a plant log, record all gauge readings, fuel consumption and related data *Ability to maintain effective working relationships with other employees
