Responsibilities
Maintenance Mechanic, I
Perform maintenance and repair tasks on a variety of equipment and machinery. Use hand tools, power tools, and diagnostic equipment to troubleshoot and repair issues. Work with mechanical, electrical, and/or hydraulic systems. Ensure proper wiring in construction or repairs and ensure mechanical systems are in compliance with local or national regulatory requirements. Perform tests and locate potential mechanical hazards for repair. May inspect and repair mechanical systems in equipment or machinery and document results. Performs routine tasks as directed and under close supervision.

Requires little to no related experience.
This is an Entry-Level position in the Support track.

Maintenance Mechanic, II
Perform maintenance and repair tasks on a variety of equipment and machinery. Use hand tools, power tools, and diagnostic equipment to troubleshoot and repair issues. Work with mechanical, electrical, and/or hydraulic systems. Ensure proper wiring in construction or repairs and ensure mechanical systems are in compliance with local or national regulatory requirements. Perform tests and locate potential mechanical hazards for repair. May inspect and repair mechanical systems in equipment or machinery and document results. Completes routine tasks under moderate supervision.

Requires at least 1 year of related experience.
This is an Intermediate Level position in the Support track.

Maintenance Mechanic, III
Perform maintenance and repair tasks on a variety of equipment and machinery. Use hand tools, power tools, and diagnostic equipment to troubleshoot and repair issues. Work with mechanical, electrical, and/or hydraulic systems. Ensure proper wiring in construction or repairs and ensure mechanical systems are in compliance with local or national regulatory requirements. Perform tests and locate potential mechanical hazards for repair. May inspect and repair mechanical systems in equipment or machinery and document results. Completes assignments with little supervision. May assist less-experienced team members.

Requires 3+ years of related experience.
This is a Skilled Level position in the Support track.

Additional Responsibilities:
1. Responds to trouble calls from building occupants and computer alarms.
2. Monitor building automation systems (BAS) and respond to system alerts and failures.
3. Reviews alarm summaries and makes building system adjustments on the Building Automation Systems.
4. Documents daily building system problems.
5. Utilize work management system software to maintain accurate records of maintenance activities, inspections, and repairs.
6. Perform preventative and corrective maintenance on building HVAC equipment such as: chillers, boilers, cooling towers, pumps, VAV boxes, fan coil units, and air handler units.
7. Perform preventative and corrective maintenance on building electrical systems such as: motors, VFDs, ATS, lighting, controls, and generators.
8. Use diagnostic tools and software to identify and resolve system inefficiencies.
9. Actively step up and provide suggestions and recommendations on repairing or replacing aging equipment and assets.
10. Assist in the installation and commissioning of new mechanical systems and equipment.
