Essential Functions (Including but not limited to the following)
- Develop, recommend, and participate in the administration of company procedures regarding building and property maintenance.
- Direct all initiatives that affect maintenance + cleaning prior to rollout through the implementation stages.
- Responsible for supporting the Chief Operations Officer in all aspects of program growth specifically through strategic and maintenance planning guidance and by ensuring that required infrastructure and support services are in place.
- Performs equipment repair vs. replacement analysis and recommends most cost effective, efficient and expeditious solution.
- Develops and implements preventative maintenance programs.
- Works directly with Construction Project Managers to resolve any complex facility issues and coordinate plans to execute new building handovers.
- Maintains integrity of all vendor documents including but not limited to Certificates of Insurance and Licenses.
- Acts as the single point of contact for all facility issues experienced that are not handled routinely through the use of work order management system.
- Maintains and monitors the work order management system on a daily basis.
- Develops customized reports to identify opportunities and improve processes and ultimately the appearance, safety, comfort, and cleanliness of all buildings/grounds.
- Oversees and directs maintenance personnel and workers engaged in equipment installation, facilities equipment repair, and preventive maintenance.
- Interviews, qualifies new contractor and vendors.
- Provide leadership and coaching to train and motivate employees to maximize goals and objectives.
- Responsible for overall maintenance / cleaning management to achieve the highest customer satisfaction.
Requirements
Education
- High School diploma or GED plus specialized maintenance training of more than two years required.
- Advanced training in electrical, boilers, mechanical, technical building systems, and equipment.
- Preferred licenses include: Pool (CPO).
Experience
- Apartment Maintenance Management Experience or Equivalent: 3+ years
- Leadership Experience: 3+ years (Required)
- Construction knowledge preferred
Other required knowledge, skills, and abilities
- Superior knowledge of industry regulations and operational guidelines
- Demonstrated leadership roles in previous positions desirable.
- Excellent communication skills
- Previous team management and supervision.
- Ability to negotiate contracts
- Demonstrated success innovating solutions to increase productivity and profitability
- Valid Drivers License
Environment
The position is subject to both inside and outside environmental working conditions including temperature changes and outside weather conditions. Requirements include the ability to frequently sit, stand, walk, extend arms and hands forward and overhead, finger and grasp. Must be able to occasionally bend, crouch or stoop. Must be able to lift and carry up to 50 pounds.
