About the role

POSITION PURPOSE

Under limited supervision, the maintenance mechanic position provides on-going and incidental maintenance and repair services to help ensure efficient operation of a physical plant in a condition of operating excellence so the full educational use of campus buildings may be made at all times; performs routine inspections, repairs, adjustment, and replacements in one or more trade disciplines involving HVAC, plumbing and electrical that does not require a license.  Significant aspects of work in this class may include monitoring heating and cooling plants, inspecting gauges, pumps, lubricating and cleaning motors, making adjustments to maintain adequate pressure, replacing filters and additives, and makes basic repairs to system elements. Perform routine maintenance and repairs to kitchen, laundry and custodial equipment.  Replace bulbs, switches, plugs, fuses, auxiliary equipment as well as maintaining life safety devices such as auxiliary generators, sprinkler systems, and emergency lighting.  Occasionally perform additional duties related to light carpentry, painting and plastering; grounds related activities such as mowing, trimming, snow and ice removal and event set up.  Determine repairs that can be accomplished by oneself or referred to a higher level or licensed technician; ensure availability of supplies and equipment required for job assignments and ensure assignments are completed in a safe, proper and timely manner.

ESSENTIAL FUNCTIONS

  • Carries out inspections, maintenance and limited repairs to HVAC, electrical, plumbing, waste water, refrigeration, and other building systems as required that do not require a license.
  • Performs housekeeping duties in all mechanical rooms to maintain a clean, uncluttered, and safe work environment.
  • Inspects and maintains equipment according to manufacturer's recommendations and generally accepted department standards for all HVAC, plumbing, electrical, waste water, refrigeration and other building systems including, kitchen, laundry and custodial equipment.
  • Repairs and maintains all HVAC controls, including air compressors and air dryers, on all HVAC equipment; whether pneumatic, electrical or electronic.
  • Maintains and repairs all components for both the water and low-pressure steam distribution systems in each building.
  • Inspect and repair plumbing components such as faucets, valves, showers and related equipment. Clear blockages in drain and waste lines. Caulk and grout new and existing installations as necessary. Insulate water lines as needed.
  • Reads, interprets, and works from sketches, blueprints, and schematics that relate to building systems and construction.
  • Completes permits such as hot work, confined spaces, etc., as required; follows applicable permit protocol.
  • Uses computer to access e-mail, receive work instructions and other administrative information to include electronic payroll forms.
  • Communicates daily using a two-way radio, and/or pager system in order to respond to work related routine and emergency information.
  • Ensures shop equipment is in proper working condition.
  • Maintain appropriate service and repair records.
  • Responds to routine and emergency calls for repairs and service.
