Position Overview: We’re looking for a talented Maintenance Supervisor who will be responsible for addressing an array of apartment and property maintenance duties, and for maintaining the highest standards in customer service and curb appeal of assigned buildings. The Maintenance Supervisor will be responsible for completing maintenance work, supervising a team of roving maintenance technicians, and completing administrative tasks.   


Work Schedule: Onsite, Monday-Friday, 7:30 am-4:00 pm or 8:00 am-4:30 pm. Occasional after-hour as required. The final schedule is to be determined by the supervisor.  


Your Impact:  

  • Meet regularly with the Property Manager to review work orders, unit turn schedules, and general property needs. Create schedules for onsite teams and external vendors to complete unit turns and work orders within deadlines.   
  • Daily inspection of the property grounds, buildings, and common area amenities to maintain safety and cleanliness standards and identify issues requiring maintenance, repair, or replacement.  
  • Manage work order systems accuracy by verifying all orders are completed in a timely manner to company standards and the resident’s satisfaction. Track progress of work orders and identify chronic maintenance issues.  
  • Respond to maintenance-related issues in a timely manner while maintaining a professional demeanor.  
  • Perform various maintenance functions including repairs to the following: electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance, and other minor building repairs as long as a permit is not required to conduct the job.  
  • Perform and record preventative maintenance activities and programs.   
  • Report and track department performance metrics.   
  • Respond and assist in the management of property emergencies, such as snow and other inclement weather, emergencies, fires, and floods.  
  • Assist with interviewing, screening, and making recommendations for any potential maintenance staff, housekeeping/custodial, or grounds personnel in conjunction with the property manager.  
  • Assist in the subsequent training of all service, housekeeping/custodial, or grounds personnel  
  • Consult the Bellwether safety manual, Safety Data Sheets (SDS), and Bellwether employee handbook for guidance, and follow safety procedures when performing assigned duties. 
  • Attend scheduled staff meetings, training courses, and conferences.  
  • Ability to work a non-traditional schedule, including after-hours on-call duties.  
  • Contribute and participate as a member of the site team leadership.   
  • Attend continuing education courses to keep up to date on HUD and state agency policies, procedures, and guidelines.   
  • Attend courses to remain up to date on mechanical systems, conservation measures, and other construction and operational technologies  
  • Monitors the functions of service building repair contractors and maintenance contractors.  
  • Maintain maintenance inventory and acquire maintenance supplies  
  • Apply fair housing guidelines when entering occupied units and interacting with residents 
  • Maintain tenant and staff confidentiality.  
  • Safeguard Bellwether building and unit keys in your possession, referring access requests to building managers and the maintenance office 

Requirements

 Who You Are:  

  • Five (5) years of general experience in building trades (carpentry, electrical, and plumbing), repair and replacement maintenance, or handy work. Apartment maintenance experience is preferred.  
  • Three (3) years of supervisory experience, leading onsite maintenance technicians.  
  • Have a valid Driver’s License with an acceptable driving record or the ability to obtain a valid WA State Driver’s License within 60 days of employment.   
  • Self-motivated, with the ability to work independently, or as part of a team.
