Description
The Bridge is seeking a Maintenance Manager who oversees maintenance operations for the main facility and satellite locations. This includes general and preventative maintenance and repairs of essential systems such as HVAC, electrical and plumbing, and also floor and grounds care. Additionally, the Maintenance Manager will oversee the preventative maintenance and repair of agency vehicles. The Maintenance Manager will ensure agency compliance with all state and local health, fire and safety standards, city ordinances, etc.
Essential Duties and Responsibilities
1. Bring all maintenance issues up to date at all locations and oversee the regular upkeep of these issues.
2. Conduct regular inspections of interior and exterior buildings and generate relevant work orders for preventative maintenance and repairs according to regular maintenance schedule.
3. Provide an ongoing preventative maintenance program for all locations, with an emphasis on cost control, age of equipment and future planning, especially of major systems. Make necessary recommendations for budget planning purposes in a timely manner.
4. Communicate with the point person or supervisor at all locations regarding any maintenance issues.
5. Purchase all necessary maintenance supplies, using agency credit cards and establishing the agency’s tax-exempt status with vendors.
6. Maintain all written documentation and provide receipts for all purchases in a timely manner.
7. Collect bids for maintenance tasks that need to be performed by other contractors. Be onsite to supervise any outside contractors’ work.
8. Ensure continuity of any major maintenance services that occur outside of regular work hours, including, vacation, illness, family emergencies, weekends and holidays.
9. Supervise and assist with large moving projects from location to location.
10. Maintain all agency vehicles.
11. Provide own cell phone.
12. Supervise maintenance technician(s) to ensure compliance with agency’s maintenance program requirements. Lead by example and ensure adherence to agency’s policies and procedures, code of conduct, social work code of ethics and confidentiality requirements. Provide ongoing training and support for subordinates.
13. Meet regularly with supervisor, (Operations Director) to discuss issues concerning the maintenance program.
14. Other duties as assigned.
Required Skills & Qualifications
- High School Diploma/GED.
- A minimum of 3-5 years of previous experience
- Knowledge of HVAC systems, basic electrical work, and plumbing experience highly desired.
