The Position: The Groundskeeper/Maintenance Technician is primarily responsible for maintaining and enhancing the value of a well-run property with emphasis on preventative upkeep, capital improvement, and maintenance repair. A successful Maintenance Technician will provide excellent customer service to our residents, take pride in the property, and understand that this role is critical to the reputation of the property.
This is a part-time position, averaging 15-20 hours per week.
The Property: The Quarters at Ames is a resort-style housing community consisting of 195 units and 518 beds, specifically built and designed with Iowa State University students in mind.
The compensation range for this position is $15-18/hr depending on skills and experience.
Responsibilities & Duties
- Model and cascade Tailwind Group’s five core values: Entrepreneurial, Versatile, Responsive, Innovative, and Integrity.
- Monitor residential sites, building locations, clubhouse, amenities, and other common areas for superior curb appeal, general cleanliness, and organization.
- Review, assign and follow-up on open work orders to ensure the work order is completed and accepted within company guidelines.
- Demonstrate excellent customer service during each encounter with residents, prospects, vendors, officials, and community members.
- Solicit bids, negotiate contracts, and observe work performed by independent contractors to ensure quality product and service.
- Respond to after-hour emergency issues.
- Monitor maintenance trends and develop a preventative maintenance program to help minimize cost to owner.
- Assist with organizing and maintaining inventory of company vehicles, machinery, and tools.
- Assist with annual unit turnover and help execute move-in/move-out procedures.
Requirements
- One or more years of experience in building maintenance – student housing experience is a plus.
- Experience with HVAC and appliance repair.
Knowledge, Skills, & Abilities
- Working knowledge of pool service and maintenance is required. Open to becoming a Certified Pool Operator.
- Demonstrate a high level of integrity and professionalism.
- Possess strong administrative, organization and communication skills.
- Self-motivated and excels at working in a team environment.
- Ability to lift up to 50 lbs.
- Ability to stand and bend for up to 8 hours (with breaks) in hot, cold, and wet environments.
- Ability to work independently.
- Experience with Entrata software is preferred.
