SUMMARY OF POSITION:

The Facilities Manager is responsible to maintain safe, secure, and clean facilities in compliance with established standards and requirements. Ensures preventative and on-going maintenance and repairs of SRM buildings, properties, equipment, and campus are completed in a timely and professional manner. It leads the facilities technician vocational training program to offer optimal vocational training utilizing a “hands on training” approach to the students.

DUTIES & RESPONSIBILITIES:

  • Works with Life Safety Manager for annual inspections, ensuring SRM’s compliance and meeting of standards. Maintain all required documentation and paperwork:
  • Safety inspection with OSHA
  • Sprinkler system inspection
  • Elevator inspection
  • Others as scheduled, required or assigned
  • Fulfills electronic “ticket request” generated work orders in an efficient and timely manner:
  • Schedules and fulfills according to priority
  • Completes documentation accordingly and in a timely manner
  • Schedules/performs preventative building maintenance and repairs for SRM properties:
  • Walks through the campus on a regular basis noting condition and needed repairs in order to take preventative or corrective action
  • Talks with staff to ascertain property or building needs and/or concerns
  • Tasks may include but are not limited to: general carpentry and remodeling, electrical, plumbing, painting, safety, and locksmith.
  • Ensures that all facilities are in good repair and that SRM meets all OSHA requirements.
  • Carries out a preventative maintenance and janitorial schedule for all equipment and facilities, including the routine inspection of all smoke detectors, fire extinguishers and alarms.
  • Collaborates with Senior Director of Work to maintain budget and properly steward resources
  • Performs routine walk throughs of the campus to identify areas that need cleaning or repair.
  • Performs and/or oversees assigned construction projects.
  • Schedules projects as assigned and fulfills according to priority
  • Works with Volunteer Dept. to obtain volunteers for construction projects
  • Works with volunteers (skilled and unskilled) to help fulfill assigned projects
  • Maintains, services, and repairs property, equipment, and machinery such as sweepers, commodes, sinks, lighting fixtures, air conditioners, ceiling fans, industrial washers and dryers, and smoke alarms.
  • Collaborates with the Vocational Training Manager to:
  • Develop/ refine vocational training curriculum.
  • Teaches the facilities VT curriculum.
  • Tracks and submits daily attendance and progress.
  • Submits accurate and timely requests for the purchase or procurement of all necessary material, equipment, furniture, and appliances for SRM facilities.
  • Collaborates with Chief operating officer about campus projects.
  • Operates a clean, safe, and organized maintenance “shop.”
  • Completes and submits monthly reports.
  • Responds to emergency calls.
  • Monitors snow removal as needed, salt walkways, entries, and outside common areas.
  • Attends all required SRM meetings and reviews SRM emails regularly
  • Duties and responsibilities may be added, deleted, or changed at any time at the discretion of management, formally or informally, either verbally or in writing.

Requirements

EDUCATION/EXPERIENCE:

  • 5+ years in building/construction supervision required
  • Solid experience in basic Facilities-related skills (e.g., general maintenance, custodial, carpentry, electrical, and plumbing)
  • Forklift trainer certification preferred
  • Previous experience dealing with contracted individuals and/or companies to complete projects or contracted portions of building maintenance and security.

  • Able to physically fulfill all duties of the job.
  • Competent in building maintenance and repair, general carpentry, general construction, electrical, plumbing, heating, and HVAC
  • Proficient in use
