Primary mission:
The High-Rise Condo Maintenance Supervisor oversees the daily operations of the maintenance team to ensure the safety, functionality, and aesthetic appeal of the condo's facilities. This role requires a proactive leader with expertise in maintaining high-rise properties, managing a team, and ensuring compliance with safety standards and building codes. The Maintenance Supervisor works closely with management to provide an exceptional owner/guest experience through effective maintenance operations.
SCOPE OF WORK + TEAM
- Reports to General Manager
- Supports Engineering Department
RESPONSIBILITIES
Maintenance Operations:
- Supervise, coordinate, and perform maintenance tasks, including plumbing, electrical, elevators, and general repairs.
- Conduct regular inspections to identify and address maintenance needs, ensuring the property remains in excellent condition.
- Develop, update and enforce Standard Operating Procedures for building maintenance.
Team Management:
- Lead, train, and evaluate a team of maintenance technicians and custodial personnel.
- Assign tasks, monitor performance, and provide technical guidance as needed.
- Schedule and oversee maintenance and custodial shifts, ensuring 24/7 coverage for emergency repairs.
Preventive Maintenance:
- Develop and implement a preventative maintenance program for all condo systems and equipment.
- Maintain accurate records of maintenance activities and equipment servicing.
Compliance + Safety:
- Ensure compliance with local building codes, safety regulations, and condo policies.
- Maintain a safe working environment, enforcing safety protocols and addressing hazards promptly.
Vendor Management:
- Coordinate with external contractors and vendors for specialized repa
