Position Overview
The Landman is responsible for identifying, evaluating, negotiating, and securing land opportunities that align with the company’s residential development goals. This role involves extensive research, relationship-building, and due diligence to ensure a steady pipeline of lots for future home construction.
Key Responsibilities
• Land Acquisition & Negotiation
• Identify raw land, finished lots, and infill parcels suitable for new home communities.
• Negotiate purchase agreements, option contracts, and lot takedowns.
• Work with brokers, developers, and landowners to establish acquisition opportunities.
• Due Diligence & Feasibility
• Research zoning, entitlements, utility availability, floodplain maps, and development restrictions.
• Coordinate with engineers, surveyors, and attorneys to review title, plats, and surveys.
• Conduct financial feasibility studies to ensure profitability of acquisitions.
• Market & Competitive Analysis
• Monitor local real estate trends, competitor activity, and demographic data.
• Identify emerging growth areas and shifts in buyer demand.
• Government & Community Relations
• Work with city, county, and state officials on rezoning, platting, and permitting.
• Attend public hearings, zoning meetings, and neighborhood forums.
• Documentation & Reporting
• Maintain accurate records of land prospects, negotiations, and contracts.
• Provide regular updates to leadership on acquisition status and lot inventory.
Qualifications
Qualifications
• Experience: 3+ years in residential land acquisition, development, or related real estate field.
• Knowledge: Familiarity with zoning codes, subdivision processes, and residential development timelines.
• Skills: Strong negotiation, analytical, and networking abilities.
• Education: Bachelor’s degree in Real Estate, Business, Land Management, or related field preferred.
• Tools: Proficient in Microsoft Office, GIS mapping tools, and real estate databases.
