Job Summary:
The Director of Maintenance and Facilities is responsible for oversight of ongoing day-to-day maintenance at all assets located at the Hall of Fame Village, a subsidiary of the publicly traded Hall of Fame Resort & Entertainment Company (NASDAQ: HOFV, HOFVW).
This position reports to the Vice President of Operations.
Essential Job Functions/Responsibilities:
- Provide supervision and leadership to the maintenance, grounds, and custodial team leads.
- Development/updating of standard operating procedure (SOP) manuals for maintenance and ensure they are adhered to.
- Oversee maintenance & facility operating budget.
- Work closely with Finance and Analytics on all reporting, departmental forecasting, budgeting, and financial tracking.
- Coordinate labor as a percentage of sales and dollars through the effective use of labor across attraction locations.
- Serve as the key point of contact to all major third-party service providers. Responsible for managing relationships with external vendors, including contracted performers and scheduling, training, and coaching.
- Continually seek improvements in operations and guest service standards through learnings and, where possible, best-in-class industry practices and trends.
- Oversee cleanliness and work with custodial and grounds crews.
- Responsible for overall attraction safety; develop and maintain safety programs for all attractions. Includes working with management to develop an evacuation plan specific to each attraction and becoming familiar with general facility evacuation plans.
- Maintain a pipeline of improvements/enhancements for attractions to keep all attractions fresh and inviting.
- Assess all attractions and plan for and coordinate with VP of Operations Capital Expense repairs and upgrades.
- Update scripts as needed or required by changes in operational circumstances; responsible for communicating the changes to the team.
- Manage employee availability to ensure appropriate staffing levels to support business volume and service execution.
- Develop monthly/annual departmental schedule templates according to plan for all areas.
- Responsible for the day-to day maintenance of all HOFV properties/assets.
- Accountable for executing routine, preventative maintenance and repairs, including but not limited to plumbing, electrical (mostly lighting), carpentry (basic repairs to walls, doors, locks, etc.), painting of the common areas, and general maintenance duties.
- Ensure the facilities are maintained in a safe and sanitary fashion by adhering to regular cleaning and waste management disposal schedule and grounds upkeep/maintenance.
- Manage the building’s inventory of equipment and parts (not FF&E).
- Maintain the building’s plumbing, masonry and painting, tile work and bathroom fixtures, and other parts of the building infrastructure.
- Address maintenance work requests for repair.
- Coordinate larger repair and maintenance projects with vendors and maintenance contractors.
- Ensure monthly inspections of Fire Extinguishers.
- Execute winterization of water lines and drains during winter months.
- Ability to work a flexible schedule (including some nights and weekends as needed).
- Follow organizational processes and procedures to ensure compliance of working for a publicly traded company.
- Adhere strictly to rules regarding health and safety and be aware of any company-related practices.
- Provide superior guest service to visitors, guests, clients, vendors, and staff.
- Respond as needed to incidents, accidents, injuries, and altercations.
- Respond in a timely manner to calls, texts, inquiries, and emails.
- Supervision of assigned staff, assuming day-to-day responsibilities for personnel related matters that include but are not limited to:
o Assist during interview process, onboard, and train new hires.
o Complete annual performance reviews for all supervised staff.
o Provide continuous feedback, supervision, and coaching to all supervised staff.
o Formal discipline supervised staff in conjunction with Human Resources.
o Create and maintain schedule, assignments, and attendance.
o Approve time clocks and make adjustments as needed.
o Respond in a timely manner to calls, texts, inquiries, and emails.
o Enforce uniform protocol.
