Floating Maintenance Supervisor II (Multiple MA Sites)

WinnCompanies is looking for an adaptable and motivated Floating Maintenance professional to join our team. You will be assisting various sites throughout the South Shore and Metro West region of MA. As a part of this position, you may be asked to assist out of state travel as needed.

Responsibilities

• On a day-to-day basis perform as a working supervisor to assist the property and Maintenance staff. Schedule given in advance for various sites.
• Assist work assignments and vendor managements schedules
• Assist unit inspections to ensure property is maintained to Winn operating standards.
• Review third party property inspections to resolve maintenance repairs.
• Maintain working knowledge of all maintenance programs and capital improvement projects.
• Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager.

Requirements

• High school diploma or GED equivalent.
• 3-5 years of relevant work experience.
• 1-3 years of supervisory experience.
• General knowledge of electrical, plumbing, appliance, and HVAC.
• Experience with computer systems, particularly Microsoft Office.
• Excellent customer service skills.
• A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy. Must own a reliable vehicle.
• Ability to speak, read and write in English, in order to understand basic instructions and take direction from supervisors.
• Ability to travel between sites (mileage reimbursement provided).
• Knowledge of property management.
• Strong supervisory/managerial skills.
• Knowledge of landlord/tenant laws.
• Solid verbal and written communication skills.
• Ability to work with a diverse group of people and personalities.

Preferred Qualifications

• Vocational or technical training.
• Ability to work independently.
• Ability to adapt successfully to changing situations and environments. 
• HVAC, asbestos, or lead-based paint certifications.
