General Schedule:
Forty (40) hours per week. Work schedule may vary at times based on operational needs and may include evenings, weekends, holidays, and emergency call-back assignments.
Position Overview
Supervises the daily maintenance operations for assigned residence halls and office facilities by planning, directing, and evaluating the work of maintenance technicians, support staff, and student employees. Serves as the Building Captain for six residence halls, ensuring that facilities are safe, well-maintained, and operating efficiently. Oversees preventive, corrective, and emergency maintenance activities; coordinates maintenance projects with internal departments and outside contractors; and ensures compliance with University policies, building codes, and safety regulations. Provides leadership in work order management, purchasing, inventory control, budgeting support, preventive maintenance planning, and customer service. This position is expected to perform hands-on maintenance work as needed while maintaining primary responsibility for supervision, coordination, and operational oversight.
Department-Specific Essential Job Functions
Serves as the Building Captain for five assigned residence halls, one student center and provides overall coordination of maintenance operations.
Supervises, schedules, trains, coaches, and evaluates maintenance technicians, support staff, and student employees.
Assigns daily work activities and establishes priorities to ensure timely completion of preventive, routine, and emergency maintenance.
Conducts regular inspections of assigned facilities to identify maintenance deficiencies, code concerns, safety hazards, and capital repair needs.
Develops, implements, and monitors preventive maintenance programs for building systems, equipment, and facilities.
Performs and oversees general building maintenance, including carpentry, plumbing, electrical, heating, ventilation, and air conditioning (HVAC), painting, drywall repair, door and hardware repairs, flooring, and other building systems.
Responds to emergency maintenance situations and coordinates after-hours and weekend response activities as required.
Schedules and manages on-call maintenance staff.
Reviews work orders, establishes repair priorities, assigns work, and monitors completion through the University's maintenance management system.
Maintains accurate maintenance records, preventive maintenance schedules, and departmental documentation.
Oversees the Housing Maintenance inventory system, ensuring proper inventory control, material availability, and accurate recordkeeping.
Supervises the University Key Shop and employees responsible for key issuance, lock maintenance, rekeying, and key inventory.
Coordinates maintenance activities with Housing staff, Residence Hall Directors, Physical Plant, custodial services, Environmental Health and Safety, and other campus departments.
Coordinates and inspects work performed by outside contractors, vendors, and Physical Plant personnel to ensure quality workmanship and contract compliance.
Obtains quotes and bids for maintenance projects, repairs, equipment, and facility improvements in accordance with University purchasing requirements.
Reviews, approves, and processes purchase requisitions, purchase orders, invoices, and maintenance-related expenditures.
Monitors maintenance budgets and assists with budget planning and cost control.
Investigates maintenance-related concerns submitted by students and staff and ensures timely resolution.
Coordinates warranty repairs and maintains warranty documentation.
Assists with planning and coordinating residence hall openings, closings, summer projects, furniture moves, renovations, and special events.
Maintains compliance with applicable federal, state, local, and University safety regulations, including Occupational Safety and Health Administration (OSHA) standards.
Promotes a safe work environment by conducting safety inspections and ensuring employees follow established safety procedures.
Provides exceptional customer service while communicating professionally with students, faculty, staff, contractors, vendors, and campus partners.
Performs hands-on maintenance work during periods of high workload, emergencies, or staffing shortages.
Performs other related duties as assigned.
