About the team and position
Carvana's Real Estate team operates in a fast-paced, team-oriented environment, supporting a rapidly expanding portfolio of properties for Carvana and ADESA. We are looking for a Property Manager to join our Real Estate team at Carvana's corporate headquarters in Tempe, Arizona. This role blends day-to-day property management and lease administration responsibilities with hands-on support for core, recurring legal tasks, working closely with our Real Estate Legal team.
The ideal candidate is a proactive, detail-oriented professional who delivers accurate, high-quality work quickly, communicates effectively with a wide range of internal and external stakeholders, and knows how to responsibly use AI tools to work faster and smarter. This role requires juggling multiple projects and deadlines in a dynamic environment where priorities can shift quickly.
This is a fully on-site position, Monday through Friday, at our corporate HQ in Tempe, Arizona.
What you’ll be doing
- Ability to perform commercial lease abstraction and ensure data integrity of Lease Agreements, License Agreements and Purchase Agreements.
- Audit lease information via Property Works software to ensure key lease administrative deadlines are met and are reflected accurately in internal and external reports.
- Communicate with landlords, including handling landlord escalations and holding landlords accountable to comply with lease language.
- Interpret lease terms in a manner that helps Facilities, Construction and other teams understand core Landlord and Tenant contract responsibilities
- Recognize when lease interpretations require escalation to the Manager of Portfolio Management, or to Legal, for resolution.
- Work with a third-party utility manager to transfer and set up utility services.
- Accurately track property taxes and work with a third-party tax vendor to ensure timely payment.
- Manage COI (certificate of insurance) collection and distribution, and support quarterly reporting requirements.
- Review tenant rent and common area maintenance (CAM) charges to ensure accuracy.
- Support recurring rent payment, tax payment, insurance requirements, contractual obligations, and routine "run the business" property management responsibilities.
- Prepare and deliver timely, accurate operational and financial reports to stakeholders.
- Audit data input for new sites as they are entered into the portfolio database by a vendor.
- Draft, review, and obtain approval for standard legal notices, landlord-tenant communications, and ancillary legal documents, under the supervision of the Manager, Portfolio Management.
- Support lease administration workflow, including estoppels, SNDAs, access requests, and other routine matters.
- Support the management and reporting of critical dates, while coordinating with landlords on matters such as potential buyouts, early lease terminations, and other lease-related negotiations.
- Utilize AI tools to increase speed and accuracy on lease review, document drafting, and reporting tasks.
- Manage lease setup tasks in the project management system.
- Develop and maintain relationships with contractors, landlords, tenants and stakeholders.
- Other duties as assigned.
What you should have
- A Bachelor’s degree from an accredited undergraduate institution is preferred.
- 5+ years of experience in commercial property management, or equivalent combination of experience and education.
- Strong comprehension of lease/purchase agreement language, with the ability to interpret provisions and identify key obligations, rights, and risks.
