Property Manager

The Salvation Army Midland Division Corps located in Arnold MO, is looking for an individual who would like to apply their experiences, to fill their Property Manager position.

 

This is a part-time 24 hours per week, $20.00 per hour.

 Essential Functions

• Manage the maintenance of the Service Center building, grounds, and vehicle in a neat and clean condition.
• Create and maintain a weekly list and a monthly special project list to include but not limited to performing housekeeping duties including dusting, window washing, cleaning restrooms, vacuuming/shampooing/spot cleaning carpets, sweeping/mopping/buffing/stripping/waxing tile floors, emptying trash, etc.
• Keep outside area clean and maintained.
• Responsible for ensuring sidewalks and parking lot are cleared and treated in snow/ice events.
• Make routine weekly checks of all areas of the campus for cleaning or maintenance needs.
• Maintain janitorial and restroom supplies.
• Fill out purchase order for needed supplies and submit to Office Manager.
• Assist part-time office staff by seeking and coordinating technicians for repairs.
• Manage collection and disposal of all trash.
• Make light repairs, perform maintenance work and painting projects as assigned by supervisor. Adhere to a given maintenance checklist. Ensure preventive maintenance of furnaces and other equipment (i.e. changing filters, etc.)
• Manage and prepare spaces for outside partner rentals and programs, requiring occasional evening work.
• Oversee and manage volunteer custodial staff.
• Be responsible for routine maintenance of vehicle.
• Assist with Kettle-related pickups and drop-offs as requested.
• Responsible for the loading and unloading of donated goods.
• Operate the vehicles in a safe manner and in compliance with The Salvation Army Fleet Operation Manual.
• Oversee ongoing reconstruction.

 

Minimum Qualifications

Must be at least 21 years old. High school/equivalent diploma and one year of related work experience or two years’ work experience without diplomas. Position requires basic communications with customers and other employee. Ability to comprehend written job description, city map, cleaning instructions, and material safety data sheets. Appropriate state driver’s license is required, at least class E for MO, and must pass TSA MVR check. Must pass a road test, and D.O.T. physical before operating a D.O.T. regulated vehicle. Must be a team player, a self- starter, and perform well with minimum supervision. One year’s previous custodian work experience, and some minor maintenance experience a plus.

 

 

 

Physical and Work Environment Requirements

Must be capable of performing the above essential duties. Frequently lifts 30 pounds, occasionally lifts up to 100 pounds and frequently moves 100 pounds or more using dolly/cart/truck. Occasionally climbs ladder to work (replace light bulbs, etc.). Must be able to sit and stand for extended periods of time. Majority of lifting is from floor to waist high. Some lifting required above waist and shoulder height, but it will be at a reduced weight. Position is expected to: Bend, stoop, crouch, stand, walk, carry and push/pull items. Some of this work will be outdoors and will be cold in the winter and hot in the summer.
