Key Responsibilities
- Operations & Maintenance: Oversee the maintenance, repair, and upkeep of all facility systems, including HVAC, electrical, plumbing, and structural elements. Develop and implement preventative maintenance programs to extend the lifespan of equipment and facilities.
- Health & Safety Compliance: Ensure all facilities meet federal, state, and local health, safety, security, and environmental regulations and building codes (e.g., OSHA, ADA). Conduct regular safety inspections and drills.
- Vendor & Contract Management: Manage relationships with third-party service providers, including cleaning, security, catering, and landscaping crews. Negotiate contracts, monitor vendor performance, approve invoices, and ensure quality of work.
- Financial Management: Develop, manage, and forecast operational and capital budgets for facility needs. Identify cost-saving opportunities and track expenses effectively.
- Project & Space Management: Plan, coordinate, and oversee facility improvement projects, renovations, refurbishments, and employee moves/space planning.
- Emergency Response: Develop and implement emergency preparedness and business continuity plans, serving as a primary contact for after-hours emergencies or service interruptions.
- Team Leadership: Supervise internal maintenance and custodial staff, including delegating tasks, providing training, and conducting performance appraisals.
Required Qualifications and Skills
- Education: A Bachelor's degree in facilities management, engineering, business administration, or a related field is typically required or a combination of education and experience in facilities management or building operations.
- Technical Knowledge: Strong working knowledge of building systems (HVAC, electrical, plumbing, fire safety, security) and maintenance procedures.
- Software Proficiency: Familiarity with Computerized Maintenance Management Systems (CMMS), building management systems (BMS), and Microsoft Office Suite.
- Soft Skills: Excellent leadership, problem-solving, communication, and organizational skills. Ability to multitask, prioritize work, and remain calm under pressure.
Preferred Certifications
- Certified Facility Manager (CFM) certification or Facility Management Professional (FMP) credential from the International Facility Management Association (IFMA) is highly desirable.
Physical Requirements
- Ability to perform tasks that may require standing, walking, bending, stooping, kneeling, climbing ladders, and lifting/moving objects up to 50 pounds.
- May require occasional exposure to dust, noise, or fumes.
