Responsible for the overall management, budget, control, coordination, and execution of construction projects ranging in cost up to $40 million.

 

RESPONSIBILITIES & QUALIFICATIONS

  Responsibilities:As a part of the Sunrise team, supporting our Mission, Principles of Service and Core Values is a fundamental part of this job. • Manage new construction, projects ranging in cost up to, and often exceeding, $40M.• Ensure all construction is in compliance with design specifications, completed on schedule, within budget and built to quality standards.• Assist in identifying, evaluating, comparing and hiring architect, engineering firms and various design consultants. During construction phase, manage design team through project to ensure Construction Administration services are on-time and within budget.• Assist in identifying, evaluating, bidding, and negotiating with general contractors. Lead in managing them through construction activities per project requirements.• Manage construction cost and budgeting process.• Report on construction project progress, schedule, payment, quality, open issues etc.• Manage and report on architect progress, specifically meeting key deliverable dates (permit set, bid set, etc.) as well as payment, quality, open issues, etc.• Evaluate and distribute drawings and exhibits at key milestones throughout the construction process.• Work cohesively across functional teams within Sunrise Senior Living.• Manage all aspects of projects including:  o Ensure scope and plans are adhered to.

  o Resolve conflicts and unforeseen conditions to mitigate schedule and cost impact while providing maximum value to project and adhering to Sunrise design and construction standards and principles.  o Maintain and meet schedules proactively while anticipating project needs.  o Monitor progress and costs.  o Coordinate with all internal Sunrise stakeholders during construction, including New Openings, Purchasing, Interior Design, and Operations.  o Evaluate, review and approve change orders in accordance with Contract Documents and terms.  o Meet timelines on or before deadlines.  o Obtain insurance certificates and lien releases.  o Provide timely and accurate updates to the leadership regarding project status, budget, and schedule.  o Manage project through established department systems and procedures.

• Represent Sunrise Senior Living to external constituencies, including architects, engineers, constructors, regulatory agencies, jurisdictional agencies, finance entities, etc., on a variety of issues related to project development and delivery and develops excellent vendor relations based on reasonable expectations, consistency in project execution, fairness, prompt payment, and enjoyable working relationships.• Ensure adherence to company design and construction policies, procedures, and project management standards.• Use confidence and sound judgment in making critical project recommendations based upon department standards of operation, appropriately discerning when issues require escalation.• Collaborate and partner with external Construction Management consultants (Owner Representatives) on project responsibilities. Delegate and share project tasks according to Sunrise’s CM program as driven by Department VP.• Travel required as needed, typically 20-25% of normal schedule. . Travel will include visits to sites under construction, which will require use of construction PPE and access to sites through narrow spaces and through worksite ladders.• Maintains compliance in assigned required training and all training required by state/province or other regulating authorities as applicable to this role to ensure that Sunrise standards are always met.
