Purpose of Role

The Custodial Manager at the Obama Presidential Center will collaborate closely with internal teams to ensure seamless operations and uphold the quality of the campus’ interior spaces. This role will support the Superintendent by coordinating building services, prioritizing and escalating tasks as needed, and maintaining efficient workflows in alignment with the Obama Foundation’s objectives.

As the Custodial Manager, you’ll be reporting directly to the Superintendent of Building Services.

Core Job Responsibilities

  • Supervise the custodial staff across the Obama Presidential Center campus, managing personnel logistics and training to ensure operations meet best-in-class standards. These standards will align with American Physical Plant Association (APPA)  guidelines, as well as the campus’ Leadership in Energy and Environmental Design (LEED) Platinum and International WELL Building Institute (WELL) Healthy & Safety certification requirements. 

  • Oversee Computerized Maintenance Management System (CMMS) software implementation to track campus cleaning activities, ensuring effective management of routine and specialized tasks for all interior spaces.

  • Collaborate within the Building Services team along with other internal teams such as Maintenance and Operations, Events, Visitor Engagement, and Programming to consistently ensure best-in-class facilities for visitors and fellow staff. 

  • Conduct regular  site inspections using CMMS software to collect and analyze data, making informed adjustments to optimize operations. Serve as a point of contact to address maintenance issues with timely responses.

  • Develop and implement assignment plans for comprehensive campus coverage across spaces including but not limited to Library, Auditorium, Museum, Forum, Plaza, Home Court athletic center, dining areas, and restroom facilities.

  • Serve as the primary manager for the custodial team, with direct oversight of the Assistant Custodial Manager and Lead Custodians, who will coordinate the daily tasks of the custodial team to ensure operational efficiency.

Key Deliverables / Outcomes

  • Manage deliverables for outsourced services during high traffic events and programming, ensuring adherence to contract requirements for custodial services.

  • Ensure that APPA Level 1 standards, LEED Platinum, and WELL Health & Safety certification requirements are consistently met or exceeded, delivering a top-tier experience for both visitors and staff.

  • Train and coordinate staff, including logistics such as payroll data, key control system, work orders, and safety program management. 

  • Manage safety inspections and staff training to ensure full compliance with Occupational Safety and Health Administration (OSHA) regulations and alignment with LEED and WELL certification standards. This includes adhering to all environmental health and safety requirements to maintain a secure and healthy work environment. 

  • Lead the use of technology systems to efficiently manage work orders and inventory, ensuring both responsive and proactive service delivery of services. Oversee inventory management using CMMS, ensuring accurate tracking, timely replenishment, and efficient allocation of supplies to support daily operations. 

  • Provide hands-on training for staff in efficient cleaning procedures, proper use of equipment and solutions, and building security.

  • Manage personnel logistics, including staff assignments, payroll, work schedules, and key distribution.

Required Qualifications

  • Experience in venue maintenance, including expansive outdoor acreage.

  • Experience in day-to-day management of teams, ideally at a cultural or entertainment institution.
