MANAGER - PROPERTY MANAGEMENT STARTING (JULY 1, 2026)

POSITION SUMMARY
Manages all operating and discontinued properties as well as the leasing, disposition, purchasing and related activities associated with all real property for the district.
ESSENTIAL DUTIES
- Develops databases that profile all properties owned by APS and details location, condition, capital improvement needs, historical data and capital investments
- Negotiates and organizes leases, special use permits and contracts
- Establishes, implements, and coordinates disposition strategies of surplus property, including lease, sale, or reuse by communities, APS or other parties
- Recommend approval of leases and manages the collection of payments
- Facilitates appraisals and surveys of properties
- Manages effective community relations with all property issues
- Attends meetings that relate to communities surrounding APS property, facilities planning and other related meetings
- Research history on all properties APS currently owns, including developed and future properties, athletic fields, parks and other facilities
- Monitors and communicates project status, key decisions, milestones, changes, and deliverables in a timely and effective manner to appropriate partners and stakeholders
- Develops and prepares correspondence, status reports, presentations, spreadsheets, or other program-related information
- Edits written/printed communications content for accuracy, formatting, and audience relevancy
- Responds to program-related inquiries and requests for information in a timely manner (ex. Let's Talk/Open Records/Facility Management Platform)
- Provides property related meeting agenda, materials, minutes and/or follow-up action items to all participants accordingly
- Communicates information and ideas clearly and concisely, both verbally and in writing
- Analyzes information and propose recommendations for consideration, as needed
- Maintains project documentation in an accessible, central repository. (e.g. Sharepoint, OneDrive, etc.)
- Required to have prompt, regular attendance in person and be available to work on-site during regular business hours and as needed
- Performs other duties as assigned by the appropriate administrator or their representative
MIMIMUM QUALIFICATIONS
EDUCATION:
- Bachelor's degree in related field
- Additional years of equivalent professional experience may be considered in lieu of the degree requirement
CERTIFICATION/LICENSE:
- Agent license required
- Broker license preferred
WORK EXPERIENCE:
- Commercial real estate experience preferred
- 5 years of progressively responsible experience with the management, acquisition and disposition of real property and related support functions
- Experience working with internal user groups, school-based customers and/or community groups
- Experience in K�12 education or public sector preferred

Pay Grade : 133

- Excellent written and oral communication skills
- Computer proficient with strong proficiency in Microsoft Office
- Ability to understand and communicate basic statistical analysis
- Detail oriented with excellent planning and organizational skills
- Ability to manage time with flexibility and little supervision
- Proven ability to coordinate within all levels of district management
- Consistently demonstrating the ability to effectively manage projects
- Excellent interpersonal skills
- Ability to interact and partner with various levels of management, staff, faculty and outside constituents
