The Director, Corporate Real Estate is responsible for the strategic planning of the company's corporate real estate, overseeing the design, planning, construction and maintenance of equipment, and buildings. Represents the Corporate Real Estate department and is involved in global planning to ensure alignment with broader company objectives. Specializes in the areas of corporate real estate operations i.e, Sustainability, Contract Management, Compliance. Overall control of planning, staffing, budgeting, priorities, recommending & implementing changes to methods.
Responsibilities
Planning
- Directs the planning efforts with senior business leaders, acting as representative for the corporate real estate organization
- Advises on strategic space planning to efficiently manage Real Estate portfolio and align corporate real estate goals with broader business objectives
- Maintains a strong awareness of the evolution of the business to ensure a close connection between broader business objectives and CRE activities
- Oversees the portfolio planning efforts in the region, as initiated or led by the Global Department Head
Operations
- Ensures the regional CRE Ops organization remain in compliance with company processes and policies (finance, legal, compliance, and risk), while appropriately flagging opportunities for refinement or improvement
- Drives procurement and vendor management initiatives in conjunction with the Procurement and Legal departments
- Actively monitors market trends for current and new tools/products that improve the smooth and efficient running of the department
Business Continuity
- Champions safety and emergency preparedness policies and procedures
- Leads the relationship with the Business Continuity/ Risk group
- Attends Crisis Management Team training and events
Repairs and Maintenance
- Informs on best practices for maintenance and vendor management
- Oversees teams delivery of maintenance of HVAC system needed to ensure Network service stability, and protect the company’s hard-earned credibility
Property Management Coordination
- Oversees headquarters, regional and sales office expansion through the region, traveling to remote sites as needed
- Oversees maintenance of departmental compliance with OSHA/EH&S regulations regarding state and campus policies and procedures
- Maintains an open dialogue with landlord's managing agents
Resource Management
- Is responsible for resource planning (people, finances) across the team
- Ensures resource allocations are based on broader organization priorities
- Identifies potential budget shortfalls and escalates proactively
- Provides input to the annual budget planning process
- Controls the CRE opex budget
People Management
- Accountable for the overall quality of the corporate real estate team’s work
- Reviews team's work, discusses job performance problems with subordinates, and provides action-oriented feedback, mentoring, and training to improve performance and correct deficiencies
- Provides team members with guidance in handling difficult or complex problems and in resolving escalated complaints or disputes
- Honors Equinix culture (the Magic of Equinix and the Operating Norms) and holds others to account for the same
- Leads the inclusivity, wellness and sustainability of the department
