The Regional Service Manager travels between multifamily communities and is responsible for providing direction to the service staff on an ongoing basis at those communities.
At each site, the Regional service manager is responsible for setting the agenda each day, with the priorities determined and the work plan assigned appropriately. This includes scheduling turns and tickets, following up on the previous day's assignments, reviewing move-outs from the previous day, and preparing bids for the Community Manager's approval. The Regional Service Manager must also ensure that amenity spaces are clean, free of trash and debris, and exercise and pool equipment are complete and safe to operate.

What we are looking for in a RegionalService Manager:
- Familiarity with property management operations is a plus, indicating an understanding of the broader operational context and potential for integrated solutions.
- Ability to travel up to 90% of the time. Must possess safe, reliable transportation.
- Relevant certifications and licenses in HVAC systems, demonstrating a commitment to professional development and compliance with industry standards.
- Practical communication skills for effective interactions with team members, vendors, and residents, ensuring clear and concise communication of technical information.
- Familiarity with budgeting and cost control principles, including experience in managing expenses and resources effectively.
- Excellent problem-solving and decision-making abilities, with a proactive approach to resolving technical issues and optimizing operational efficiency.
- Demonstrated leadership and team management skills, with a focus on collaboration, mentoring, and fostering a positive work environment.
- Strong knowledge of HVAC systems, components, and controls, with expertise in installation, maintenance, and repair practices.
- Proven experience as an HVAC Service Manager or in a similar role, demonstrating a track record of successful leadership and team management in HVAC services.
What you will do as a RegionalService Manager:
- Rotate and respond to after-hours emergency service calls.
- Travel to various communities performing the role of service manager as needed n texas.
- Pursue continuing education to ensure industry knowledge is current and relevant, including DLP-assigned education, college courses, or independent certifications/classes.
- Complete service requests with quality artistry and no callbacks from residents.
- Schedule all CO inspections and any other required municipal inspections, and ensure all violations are abated.
- Attend CO (Certificate of Occupancy) and rental inspections required by city, state, or municipality, while documenting and understanding what is required to create work tickets to fulfill requirements for clear certificates of occupancy.
- Have the knowledge and understanding (as well as continually learning) of building systems to effectively manage a team of technicians and subcontractors in day-to-day operations as well as larger projects.
- Review and approve all payroll, mileage, and expenses for employees. Enter all department charges into the Certify Program or AppFolio Accounting.
- Be accountable to each DLP tenant, employee, owner, and investor by providing timely and effective service to maintenance needs.
