The Project Manager 3 (Senior PM) is a senior-level leader responsible for overseeing high-value, complex multi-family and commercial projects. This role requires expertise in drywall and paint, with the ability to manage multiple projects simultaneously while strengthening client relationships and mentoring project management staff. The PM3 plays a strategic role in driving operational excellence, ensuring financial performance, and elevating the reputation of the Commercial Division through exceptional execution and leadership.

SUPERVISORY RESPONSIBILITIES
The PM3 provides leadership and guidance to Project Manager 1 (PM1) and Project Manager 2 (PM2) roles. While this position does not directly supervise field personnel, it partners closely with Field Operations leadership to ensure seamless project execution.

ESSENTIAL JOB FUNCTIONS
Project Leadership & Execution
• Lead high-profile and complex commercial projects from initiation through closeout.
• Manage project budgets, schedules, performance metrics, and client satisfaction.
• Ensure adherence to contract requirements, quality standards, and safety policies.
• Coordinate with field teams to ensure seamless planning and execution.
Client Relationship Management
• Act as the primary point of contact for key builder and GC relationships.
• Maintain and strengthen long-term client partnerships through proactive communication and problem-solving.
• Represent the company in project meetings, negotiations, and issue resolution.
Team Leadership & Mentorship
• Provide mentorship, oversight, and support to PM1s and PM2s.
• Promote a culture of accountability, collaboration, and continuous improvement.
• Partner with leadership to align project management practices with strategic goals.
Operational & Strategic Support
• Support strategic planning and continuous improvement initiatives within the Commercial Division.
• Ensure compliance with company SOPs, project management systems, and reporting requirements.
• Identify risks, develop mitigation strategies, and manage financial performance across projects.

EDUCATION, EXPERIENCE, AND TRAINING
• Minimum of 5+ years of project management experience in commercial drywall/paint or with a commercial GC.
• Proven leadership on large-scale, multi-family, or mixed-use projects.
• Proficiency in Procore, Bluebeam, and Microsoft Excel.
• Strong client-facing communication and relationship management skills.
• Demonstrated ability to mentor junior project managers and lead by example.
• Strong financial and risk management acumen.
